  • Materials — the backbone: steel framing, glazing, shading, ventilation and all core components, selected for durability, energy efficiency and long service life. Typically 60–70% of the total project budget.
  • Assembly — on-site construction, foundations and concrete works, usually by local contractors. Typically 25–40% depending on local labor rates and soil conditions.
  • Total estimate — the combined figure per m² and per sq ft, a reliable starting point for investment planning.
